Fleming Lake House sits right on the south shore of Shuswap Lake, just west of Sorrento — a fully renovated four-bedroom home where the deck is the living room, the beach is yours alone, and ten people can spend a week together without anyone tripping over each other.

Renovated top to bottom over five years by owners who use it themselves: hydronic in-floor heating for real winter comfort, air conditioning for 30-degree July afternoons, new windows, a standing-seam metal roof, and a kitchen built for feeding a crowd around a solid-fir table for ten, handmade in BC.

This isn't a rental that gets a fresh coat of paint every spring. It's a family lake house — handmade quilts on every bed, linen curtains on a 20-foot window wall, a teal front door — and it shows.

A private gravel beach with your own floating water trampoline anchored offshore, paddleboards at the waterline, a boat buoy out front, and a stone fire pit at the water's edge. The Shuswap hits 20–21 °C in July and August — warm enough to swim for hours, not minutes.

Summer

Swim off your own beach in 20 °C water, paddleboard at dusk, golf 10 minutes away, boat to Copper Island, hike to Margaret Falls. Saturday-to-Saturday family weeks.

Fall

Golden colours, quiet water, and the Adams River sockeye run 30 minutes away — plus a genuine emerging wine region: Larch Hills, Recline Ridge, Sunnybrae.

Winter

Sleep on the lake, ski three resorts — Sun Peaks, SilverStar and Revelstoke are each roughly 1½–1¾ hours away. Come home to in-floor heat, the sauna, and a fire.

Spring

Ice-out fly fishing (prime April–May), waterfalls at full melt, golf from April 1 — and the whole lake to yourselves.

October 2026 — a once-every-four-years event. The Adams River sockeye run hits its dominant year: millions of salmon, 30 minutes from the house. The Salute to the Sockeye festival begins October 7. Fall weeks will go first.

Right off the Trans-Canada Highway on Shuswap Lake's south shore — no ferries, no logging roads, pavement the whole way. Highway 1 is plowed year-round.

Questions families actually ask

How warm is the lake, really?

Genuinely warm for a BC lake: about 20 °C in July and 21 °C in August. June and September run cooler — bring a wetsuit for the brave-hearted shoulder-season swimmers.

When are check-in and check-out?

Check-in 4 pm, check-out 11 am. Summer weeks run Saturday to Saturday.

Can we bring a boat?

Yes — there's a buoy out front to moor it, and Shuswap Marina in Blind Bay (about 10 minutes away) has fuel, service, and rentals. Public launches are nearby in Blind Bay and Sorrento.

Is there room for our RV?

Yes — ample parking plus a pad that fits a moderate-size RV, with power. Perfect for the grandparents who like their own space.

What about winter access?

Highway 1 is plowed year-round and the house has hydronic in-floor heating throughout. BC requires winter tires on highways October 1 – April 30.

Are dogs welcome?

The house was practically designed by a golden retriever, so we're sympathetic. Well-behaved dogs considered — just ask when you request dates.

Where do we get groceries?

The Village Grocer in Sorrento is 5 minutes away for most things; full supermarkets are in Salmon Arm (~30 min) or Chase (~20–25 min). Don't skip the Saturday farmers' markets in summer.
